Rates for 2008/2009

Rates Notices for the Bowen Area of the Whitsunday Regional council will be issued in two parts or six monthly -

  • One half to cover the period 1st July in each year to the 31st December in each year and
  • A second notice for the period 1st January in each year to 30th June.

Averaging of Valuations Minimize

In accordance with Section 960 of the Local Government Act 1993, the Whitsunday Regional Council resolved that for the purpose of making and levying (general or differential general) rates on all rateable land in the former Bowen Shire Area for the 2008/09 financial year, the unimproved value of land is to be averaged over three years.

The averaged value of rateable land for the financial year is the lesser of:

(a) the land's effective value for the financial year; or
(b) the amount calculated as follows -
(i) if the land has effective values for the financial year and each of the previous 3 financial years - the average of the 3 effective values;
(ii) in any other case - an amount equal to the land's effective value for the financial year multiplied by the averaging factor.

The averaging factor is the total of all unimproved values of all rateable land in the area for the current year and each of the preceding 2 years and divided by 3 times the total of the current year's values

Incorporated in Council's rating strategies in the 2008/09 budget are differential general rates

Differential general rates are levied as a rate per dollar of the unimproved valuation of the property. Minimum rate provisions apply. For the purpose of making and levying general rates on all rateable land in the former Bowen area of the Region, the Council determined that there shall be twenty (20) categories of land.
